A little about BCO Commercial
Probably of most interest to existing residential 'buy-to-let' investors with some experience, the Mentorship Programme will be available to just six private investors / developers in the first instance and will be delivered by Mark Burkes, principal of BCO Commercial and Development Director at Burson Land Limited.
Burkes, 55, started his career in property in 1988, graduating Southampton Solent University, having studied for three years for the direct professional examinations of the Incorporated Society of Valuers & Auctioneers (now the Royal Institute of Chartered Surveyors).
He worked first for Chartered Surveyors, King & Co, in Birmingham as a graduate surveyor (now JLL) before becoming an acquisition surveyor for Little Chef, Travelodge, Harvester, Sbarro and then UK Acquisition Manager for KFC (GB) Ltd.
In 1992 he formed niche roadside agency, Burkes Willicombe and expanded several household brands including Travelodge, OK Diner, National Tyre Services and many more. The partnership was successfully sold in 2001 and Burkes took three years out to sail the World before returning in 2004. He subsequently turned to his first interest, property development, joining Mayfair-based Frontier Estates, where he managed the delivery of two £100 Million projects, namely THE HUB, a 1 Million sq ft, 100 acre Distribution Centre in Birmingham and THE GREEN, a mixed use leisure and office scheme fronting the A34, near Solihull. Both were funded by Prudential.

Mark's currently single, an accomplished offshore sailor having circumnavigated in 2011/12 and subsequently professionally skippered Team Garmin (a Tony Castro 70) in the Sydney Hobart Race and WTC Logistics in the Clipper Round the World Yacht Race. He lives in rural Worcestershire.

1. Initial Consultation Meeting
Following our appointment, we meet with you face-to-face so that we may fully understand your needs and ambitions, strengths and weaknesses.
This consultation will last approximately 3 hours and takes place in the privacy of your own home or at a mutually convenient location. This consultation is free and without obligation.

2. Scheduled Face-to-Face Consultation (Each Month)
After our appointment we meet with you each month, face-to-face, for up to 4 hours. We agree a mutually convenient location to suit your needs.
We can visit sites, run through projects or simply re-assess your progress and troubleshoot problems. This face-to-face monthly consultation is included in your retainer fee.
We can help you as you choose and negotiate the appointment of consultants, secure funding, identify occupier demand and evaluate opportunities.

3. Scheduled Online Video Conference (Each Month)
Together with our face-to-face, we offer a scheduled video conference call every month also. This means we're speaking in-depth at least once a fortnight.
Conference calls take place on weekday mornings and can be booked between 10am and 1pm. They're securely hosted by Zoop and the cost is included in your monthly retainer fee.

4. Membership of our private Google & Facebook Groups
We use social media to good effect. We regularly share information of interest to our clients, including our own blog articles, video interviews and other content.

5. Exclusive daily access to Phone Support (£24 per hour - charged by the minute)
Private clients have direct access to consult us at any time between 10am and 1pm, Monday to Friday.
Our clients receive a dedicated 'direct line' telephone number solely for this purpose. Calls are charged at £0.40p per minute (£24 per hour).

5. Agency and Brokerage Services (Occupiers, Funds & Investors)
If you have a site but no occupier, we can help test the market using our extensive database of blue chip occupiers active in the UK. We'll work with you and your consultants to formulate effective marketing material and then hit the market to establish demand.
As part of this service we compile a comprehensive report including comments from occupiers and their agents. The usual timeframe for delivery of this report is 10 working days from instruction to report.
We offer our mentoring clients access to this service for just £500 retainer per instruction plus a success fee on each letting or sale achieved, calculated at 2% of the sale price or 10% of the headline rent. Agreed disbursements are charged at cost.

Our Mentoring Service
BCO Commercial offer a mentoring service to private individuals looking to enter the commercial property investment or development sectors. Our service is bespoke, confidential and flexible.

All fees will be invoiced periodically in advance. Fees may attract VAT. We undertake to inform you of this eventuality at least 24 hours prior to charging you for your next periodic retainer.
Other Client Services
Unless otherwise stated, all agency instructions are accepted on a sole agency basis with an initial period of 6 months where we have sole selling rights and a periodic agreement as a sole agent thereafter. We reserve the right to charge VAT on new fees at any time, subject to formal notification.
Minimum Commitment
The initial term of instruction for the private mentoring programme provided by BCO is either monthly, quarterly or annually as chosen by the client and will continue thereafter on that periodic basis until cancelled by either party.
Consideration
By signing our terms of service or by making a payment to us by cheque or direct debit you are agreeing to appoint us in accordance with these terms of service and the details of appointment presented on this website, unless otherwise specified otherwise and such departure from these terms to be agreed between the parties, in writing.

Unpaid Charges and late payments
Charges and disbursements that remain unpaid when due are subject to a simple monthly interest rate of 2%, calculated on the outstanding balance and compounded monthly.
In case of Dispute
In the case of dispute, the laws of England and Wales shall apply. In the first instance either party must serve notice on the other party in writing notifying him/her that an application is to be made to the Chartered Institute of Arbitrators for the appointment of an arbitrator to resolve the dispute. Such notice must be in writing and served by recorded delivery to the party's place of business,
The notice must clearly define the details of the dispute and be served 20 working days prior to applying for the appointment of the arbitrator. Either party may apply for an arbitrator to be appointed by the Chartered Institute of Arbitrators, subject to these terms. In the first instance the applicant will be responsible for the costs of application although this may be altered in any subsequent ruling by the appointed arbitrator.

Private Client (Additional) Services
Site Finding, Acquisition & Appraisal |
We can charge by the calendar month or by the hour, dependent on the project.
We will implement a targeted site identification exercise to your bespoke needs and report back to you after 30 days with a comprehensive schedule of opportunities for consideration, including an initial planning assessment. Once instructed, the agreement is periodic and may be cancelled at any time, by either party, before 00:01 hrs on the day of renewal. Usually, a £1,000 retainer is paid in advance by direct debit plus 2% of the purchase price paid for any opportunity you subsequently acquire, subject to a minimum fee of £3,500. Fees are payable in stages; 20% on exchange of contracts (conditional or otherwise) and 80% upon completion. |
Brokerage and Commercial Estate Agency
Where instructed to sell or let a property we charge a modest listing fee of £500, payable on instruction, and a success fee based on 2% of the sale price and/or 10% of the headline rent of any lease, subject to a minimum fee of £3,500.
The listing fee is deducted from the success fee on invoice. All agency instructions shall be deemed to appoint us as agent with sole selling rights for a minimum period of 6 months unless otherwise stated. All agreed disbursements are charged at cost, as incurred. Fees become payable 20% upon exchange of contracts (conditional or otherwise) and 80% upon completion. |
Development Management & Funding
We can manage developments on your behalf from site identification to practical completion. Our charges are made up of a modest monthly retainer, paid quarterly in advance, from £750 pcm plus an agreed fee structure based on success.
Agreed disbursements are charged at cost as incurred. |
Bi Annual Seminar and Networking EventsWe intend to schedule bi-annual seminars for those active in the commercial and residential investment and development sectors. It will be a great opportunity to meet like-minded investors and market makers.
As part of these six-monthly events, held over a weekend, we'll be booking industry experts to deliver lectures on critical areas of the property investment and development sectors. In particular we will concentrate on inviting occupiers active in the commercial sector, contractors, funders and planning consultants. Seminars will be limited to no more than 150 attendees and all current mentors will receive 33% off the ticket price. |
